About us

Leak Detection Elite Ltd is registered in England & Wales, company number 17317582, based in Neath, South Wales. These terms apply to services booked with us and to your use of this website.

The fixed-price survey

  • The non-invasive Trace & Access survey is charged at a fixed £480 + VAT for residential properties, regardless of how long the investigation takes.
  • Weekend appointments (Saturday and Sunday) are charged at the usual fixed price plus a £150 call-out fee, agreed at the time of booking.
  • The survey includes the use of appropriate specialist equipment (tracer gas, thermal imaging, acoustic listening, borescope camera and moisture meters) and a written report of findings and recommendations.
  • While our methods locate the substantial majority of concealed leaks, no detection method is infallible; where a leak cannot be confirmed, the report will set out what was tested, what was ruled out, and recommended next steps.

Tracer gas

The fixed Trace & Access price of £480 + VAT includes the use of one bottle of tracer gas, which is sufficient in the vast majority of cases. Where a larger system or the nature of the investigation requires additional tracer gas, further bottles will be charged at a fixed rate of £120 per bottle. The engineer will advise you if additional gas is required before it is used.

Charges where no active leak is identified

The Trace & Access charge remains payable where testing does not identify an active leak at the time of inspection, or where investigations indicate that the issue is related to drainage, structural defects, construction issues, damp, water ingress or another cause outside of fixed pipework. Our fee covers the specialist investigation, testing, equipment and engineer time undertaken to determine the likely source of the issue, rather than being conditional on a leak being located.

Repairs and commercial work

  • Remedial repairs are quoted separately on a job-by-job basis after the leak has been located. Quotations are free of obligation.
  • Commercial leak detection and repair is priced individually to reflect the size and complexity of each project.

Payment

A £100 non-refundable deposit is required at the time of booking and will be deducted from the final balance. The remaining balance is payable immediately upon completion of the service, unless agreed commercial payment terms apply, such as a 30-day invoice period.

Where an insurance claim is being made, any delay in receiving payment from the insurer does not affect the customer’s responsibility to settle the outstanding balance within the agreed payment terms. Payment can be made securely by card or bank transfer.

Bookings, access and cancellation

  • We will agree an appointment window with you when the booking is confirmed.
  • Please ensure safe access to the property and, where possible, knowledge of the stopcock location. We may need the water supply isolated during testing.
  • A minimum of 48 hours’ notice is required to cancel or reschedule a booking. Where less than 48 hours’ notice is given, the £100 deposit will be retained and is non-refundable.

Water isolation

Water supplies may need to be temporarily isolated during pressure testing, tracer-gas testing or other investigative works, meaning water-dependent appliances and facilities cannot be used during this period. Where the customer, resident, tenant or any other person is specifically instructed not to restore the water supply, it must remain isolated until the engineer confirms it is safe to do so. The Provider will not be liable for any damage, water loss or associated costs resulting from the water supply being turned back on contrary to these instructions.

Hidden or unforeseen damage

Where access, excavation or remedial works are required, the Provider will take reasonable care to minimise damage. However, the Provider cannot be held responsible for damage to concealed, unmarked or unidentified services, pipework, cabling, fixtures or other items that could not reasonably have been identified before work commenced. The customer is responsible for notifying the Provider of any known concealed services or installations before works begin.

Reports and insurance

Reports are prepared for the customer named on the booking and may be shared with your insurer or loss adjuster in support of a claim. Whether leak detection costs are covered is a matter for your policy. Trace and access cover varies between insurers.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited. Your statutory consumer rights are unaffected.
